NOTICE IS HEREBY GIVEN, that default has occurred in the conditions of a mortgage dated June 30, 2010, executed by Roger L. Nelson and Patricia J. Nelson, as mortgagor(s) to Associated Bank, N.A. as mortgagee in the original principal amount of Fifty-eight Thousand ($58,000.00) Dollars, recorded with the Mille Lacs County Registrar of Titles, State of Minnesota, on July 16, 2010, as doc. no. T14929; that the mortgage is upon registered land; that all pre-foreclosure requirements have been complied with; that no action or proceeding has been instituted at law to recover any part of the debt secured by said mortgage; that there is claimed to be due thereon the sum of Fifty-nine Thousand Three Hundred Fifty-four and 13/100 ($59,354.13) Dollars on this date; and that pursuant to the power of sale therein the mortgage will be foreclosed and the property in Mille Lacs County, Minnesota, described as follows:

APARTMENT NUMBER 38 OF LAKESIDE MANOR APARTMENT DEVELOPMENT NUMBER 1 WHICH IS SITUATED UPON THE WESTERLY 35 FEET OF THE NORTHERLY 35 FEET OF LOTS 82 THROUGH 90, INCLUSIVE, OF PORT MILLE LACS, ACCORDING TO THE PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE REGISTER OF DEEDS IN AND FOR MILLE LACS COUNTY, MINNESOTA, WITH ADDRESS OF RURAL ROUTE, GARRISON, MINNESOTA, AND MORE FULLY DESCRIBED IN THE DECLARATION ON FILE AND OF RECORD IN THE OFFICE OF THE REGISTRAR OF TITLES IN AND FOR MILLE LACS COUNTY, ON 28TH DAY OF OCTOBER, 1966 DOCUMENT NUMBER 313.
SAID APARTMENT SHALL BE USED-FOR RESIDENTIAL PURPOSES AND SHALL BE SUBJECT TO THE BY-LAWS OF THE LAKESIDE MANOR APARTMENTS DEVELOPMENT NUMBER 1.
THE PERCENTAGE OF UNDIVIDED INTEREST APPERTAINING TO THE APARTMENT IN THE COMMON AREAS AND FACILITIES IS 2.47 PERCENT.

will be sold by the sheriff of said county at public auction on October 29, 2013, at 10:00 oclock A.M. at Sheriffs Office, 640 Third Street SE, Milaca, Minnesota, to pay the debt secured by the mortgage, including costs and attorneys fees allowed by law subject to redemption by the mortgagor(s), their heirs or assigns, within six (6) months from the date of sale. The mortgagor(s) must vacate the property on or before 11:59 p.m. on April 19, 2014, if (i) the mortgage is not reinstated under 580.30, or (ii) the property is not redeemed under 580.23.
